Pool Plastering Timeline

Pool plastering can be fairly intimidating if the homeowner does not know what to expect. Read on to learn the steps of pool plastering and discover how easy this project can be.

  1. Choose a color: A variety of plastering color options are available for swimming pools. Colors can vary based on water depth, so it is important to keep that in mind.  
  1. Drain the pool: One of the first steps for the pool crew is to drain the pool with submersible pumps. 
  1. Remove hydrostatic pressure: A crucial step in the replastering process, this ensures the pool will not pop or move while plastering occurs. The pool can expand outward without water to create pressure on the walls.  
  1. Prepare for plastering: This step is accomplished by undercutting waterline tiles and pool fittings such as jets, lights, drains, and returns.
  1. Inspect for damage: Cracks, hollows, and other issues might be brought to light during this time and must be remedied to avoid future complications. Hollows are created when calcium nodules mature, creating a hollow space beneath the pool’s surface that resembles bubbles or overall deterioration. 
  1. Muriatic acid wash: This process helps to remove stubborn stains, calcium deposits, etc., by removing a thin layer of the surface. It also allows the bonding materials to adhere in the next step.
  1. Bonding agent: Bond Kote is an acrylic-modified cement and sand mixture consisting of one part resin and one part bonding cement. Once they are mixed, they can be rolled or sprayed onto the pool walls or flooring. This step ensures proper adhesion between the old and new pool surfaces.
  • Plaster layers: Pool plaster is applied over a scratch coat with a thickness of ⅜ to ½ an inch. The finish will be smoothed with a trowel, and all hollows will be filled.
  • Hand wash: Any uneven surfaces that might have occurred during the application process can be smoothed out to ensure pool plaster is not too rough. The finish will be smoothed with a trowel, and all hollows will be filled.
  1. Refilling with water: Sequestering agents are added to the pool water to prevent staining the new plaster. Maintaining the proper pH is crucial to ensure the pool’s chemistry is correct and that the new plaster will last for years to come.

Health Impacts of PFAS Contamination in Water

Exposure to PFAS, or per- and polyfluoroalkyl substances, has been linked to various adverse health effects in humans. When humans or animals consume these chemicals, whether through food or water, they are absorbed and can build up in the body. Since PFAS has a protracted presence in the human body, continuous exposure from various sources can cause levels to escalate. Pool Surface Options

Concrete is often used to build swimming pools despite the fact that the material is extremely porous. Pools made solely from concrete would leak. To seal the concrete, a non-porous material is applied to make the surface of the pool resistant to moisture.

Whether the pool is new or refurbished, the surface finish makes all the difference. The main options for pool finishes include plaster, aggregate, and tile. Cost is generally the deciding factor when it comes to surfaces. The main contributors to price include the pool size, the region you’re located in, and the material you use. Read on to learn more about the four main pool finishes.

Aggregate
This type of finish has been gaining popularity in the past few decades and is considered by many to be the most desirable pool surface. Aggregate typically consists of river pebbles, stones, ceramic-coated crystals, or glass. All surfaces can be either exposed or polished, resulting in a texture that is smooth or bumpy. Pools with aggregate finishes are typically more durable and chemical-resistant than plaster. Exposed aggregate can last between 15 and 20 years with few issues besides potential fading or discoloration.

Plaster
A three-quarter-inch layer of dense mortar applied to the interior pool surface makes up plaster finishes. Roughly 200 proprietary blends exist, but they are all cement and sand mixed and troweled. One of the most popular – and oldest – pool finishes, plaster has been in use since the 1960s. While the surface is hard, it feels smooth and looks white. The light color makes the pool water appear more bright, clean, and blue. Plaster does require some maintenance, as it stains and collects algae more than aggregate or tile. Plaster is the cheapest option but has the shortest lifespan at approximately ten years.

Tile
Tile is the newest pool surface material that can show off elaborate designs and shiny colors and offers a variety of possibilities for pool owners. Glass pool tiles are silicate and smaller than ceramic or stone. They come in various colors, textures, and shades. Glass tile is the most durable finish option, as it is resistant to chemical corrosion, fading, staining, and discoloration. Moreover, the surface integrity of the tile is maintained indefinitely. Tile is a modern option and look; reflecting the sunlight, it provides a bright alternative.

Paint
Lastly, painting the concrete is an option for pool finishes. Though it sounds inexpensive, it can be costly, and the paint can bubble or chip. Also, the paint generally takes about two weeks to cure. However, with pool paint, you can create fabulous underwater murals that are shiny and reflective!

Inflation Reduction Act Offers Energy-Efficient Home Improvement Credits

The Inflation Reduction Act (IRA), signed into law by President Joe Biden, is a legislative collection of documents designed to diminish climate change, reduce the federal deficit, lower costs for families, and raise taxes on large corporations. 

While taxes and healthcare are important, the renewable energy sector is poised for growth through homeowners looking to remodel or improve their space. Home improvement and remodeling industries will see specific clean and renewable energy tax provisions as outlined by the IRA for the next ten or more years.

Energy-Efficient Home Improvement Credit
The Nonbusiness Energy Property Credit (NEPC), which expired at the end of 2021, will be revitalized and renamed the Energy-Efficient Home Improvement Credit (EEHIC). The EEHIC will offer homeowners higher tax incentives for qualifying home improvements, including energy-efficient appliances, insulation, windows, doors, roofing, etc. The credit will be up to 30 percent of all eligible home improvement costs made during the year, with a $1,200 annual limit. 

After 2024, EEHIC credits will only be allowed if the product manufacturer creates a specialized identification code, which the taxpayer claims by using that code on their federal tax return.

Residential Clean Energy Credit
Another revitalized tax credit under the IRA is the Residential Energy Efficient Property Credit (REEPC), now renamed the Residential Clean Energy Credit (RCEC). The RCEC gives a 30 percent credit for installing qualifying green-energy systems such as solar, wind, geothermal, biomass, or fuel cell power for heat, air conditioning, electricity, and more.

High-Efficiency Electric Home Rebates
The IRA offers a High-Efficiency Electric Home Rebate Program aimed at lower- and middle-income families. Potential buyers who make 80 percent or less of their area’s residential median income can qualify for a wide range of tax rebates for water heaters, area heating or cooling, stove tops, breaker box upgrades, insulation, electric wiring, etc. A few stipulations do exist, though, which include the percentage ratio between the cost and the family’s income, the total amount of rebates, and more.

Finding Contractors for Subcontracts

Relationships are vital in the commercial construction industry, specifically between general and trade contractors. While general contractors subcontract work to a variety of subcontractors, trade contractors focus mainly on projects given to them by general contractors, making this dynamic for both sides mutually advantageous.

The partnership between subcontractors and general contractors can be complex. General contractors typically require subcontractors to get prequalified before performing any work or being invited to submit bids on jobs. Subcontractors usually need to provide information to the general contractors, including safety records, finances, bonding capabilities, litigation history, insurance coverage, relevant work history, experience, and more. Trade contractors also perform their own vetting process to determine goals and ensure they are able to work with a reputable general contractor.  

In both cases, information should be funneled to owners during pre-qualification or when securing the contract. All plan changes or specs should also be reviewed so extra work doesn’t add up down the road. 

Clauses are generally what to look out for in contracts. Here are some examples:

Pay-when-Paid and Pay-if-Paid
These two main contract provisions should be analyzed intensely before any signature. Pay-when-paid contracts require the general contractor to pay the trade contractor when the owner pays them. Pay-if-paid requirements outline subcontractor payment if the general contractor gets paid. If they do not receive compensation, neither does the subcontractor. 

Flow-down and Pass-through
While incorporating the terms of the general contract with the owner into the subcontract, the subcontractor assumes the same duties toward the general contractor as they would to the owner. Prime contracts should be reviewed if these clauses are on the table since they can help specify whether there are terms that should be avoided. 

Change Orders
All work should be submitted in writing, and jobs should never be completed without an agreement from the owner. There should be a designated change order authorized person as well. 

Indemnification Clauses
General contractors who are negligent will be disciplined accordingly due to this clause. For subcontractors, their indemnification should only require them to assume liability for their own carelessness. 

Payment Bonds
General contractors are almost always required to post a payment bond to protect the owner, while private owners are also increasingly requiring them. If established, these bonds help to avoid liens filed against their property.

Preapproved Versus Prequalified

Though prequalified and preapproved sound like similar terms, they actually mean different things in the mortgage industry, depending on the creditor and the type of loan or credit. Many creditors use the terms interchangeably, but they are, in fact, different.

Despite whether the buyer is trying to get prequalified or preapproved, a creditor must do an initial assessment to determine whether they will get approved for a new loan. The creditor will offer varying interest rates, terms, and loan amounts based on that number. Offers based on prequalifications are less stable than preapproved ones. Neither prequalification nor preapproval guarantees that the borrower will qualify for a loan or credit card.

Preapproved
Preapproval occurs once the borrower is accepted for a loan or credit card, depending on the process. Prescreened offers usually indicate that the potential borrower is on a credit reporting agency list of consumers who meet specific criteria. Sometimes, the lender can decide to decline the borrower’s credit application after reviewing the credit report, scores, and information provided to them. Preapproval does not mean the potential borrower has secured any loan or credit card. When it comes to mortgages or vehicles, a complex application and review process can occur, involving tax returns, proof of income, bank statements, and a credit check. Most mortgage brokers or automobile lenders will review the documents and offer a loan in the form of a preapproval letter, good for several months.

Prequalified
After the borrower submits an application, prequalification comes when the creditor reviews the borrower’s credit to see whether they can qualify for a loan or credit card. Requirements vary but might involve sharing information about the borrower’s financial situation, annual income, housing payments, and savings accounts. Soft inquiries will hit the borrower’s credit, but this type does not affect credit scores. Official documents might be mandatory if a complete review process is done, leading to a hard credit inquiry, which can lower credit scores.
